Jin Xuanmin Studio

▲Exterior of Jin Xuanmin Studio The brand-new space renovated by the studio of Mr. Jin is absolutely an extraordinary combination of small space, broad view and extreme simplicity. The artful connection between zones and the mix-and-match, alternation and arrangement of blocks make the whole space look flexible and varied. Before renovation, it was a rectangular space of 12m×6m, with a storey height of 6m. Thanks to Jin’s “one into five” layering design, it has been changed into a space of 160 m2 with much higher use ratio. As a black steel staircase wriggle upward, five storeys appear in front of us. The “sky well” connects the spaces up and down, on the left and on the right just like a staircase. It also forms a transparent space. On the first floor, there is an open exhibition hall, a sunken meeting room, rest rooms and a blank door leading into a storage room right under the staircase. The sunken meeting room is 40cm lower than the floor surface, leaving enough height for each storey. Overall, the space adopts large areas of terrazzo and small areas of wood panels, keeping a balance between cold tone and warm tone. As climbing the staircase, you can see three office areas of different functions and one reception room formed by the staggered floors. Black, white and grey are used as the dominant tone, which is quite clear and simple. The wallpaper and decorative pictures inside the space are all original photography works of Mr. Jin. Most of them are building photos and properly highlight the style of the whole space; the strong color contrast in those pictures brings vitality to the space, which also echoes with the “new-old” contrast. The roof of the top storey retains its previous motley. All these are elements forming this space “full of artistic atmosphere”. Staggered zones, alternated blocks, upright patio and contrast between the new and the old all add unique artistic air to this space!

Max vision Office

Entrance exterior elevation Max Vision is a Belgian women and children’s garment brand. The Belgian male owner Jan settled in Ningbo as he like Chinese culture. The project is to design an office at a newly-built four-story house. Basement is only 1.9meter tall. The challenge of the project is to meet all office founctions in this residence limited scale building. For instance, how employees from different departments can work efficially;how to located reception, recruitment, meeting, discussion areas in this building. Moreover, how to bring exterior green enviroment into office legally to improve work enviroment. The owner also need a private child-parent space at 3rd floor which is isloted from work space. The solution to the problem lies in the problem. We visited client’s factory and office twice to invisigate their process flow include design, sampling, photography, sewing, ironing, quality test and shippment. We also measured their equipments and asked empoyee about their daily flows and observe their daily work behaviours. The first step was to renovate structure. We removed part of the slab beside entrance and installed a 8-meter display window. The purpose of display window is to use short storage basment as display also bring light to basement. The dramatic display window on the floor act as a signature of Max Vision. Models with in season garment were displayed at this window. Walking on the transparent runway, it is as if the models downstairs are constantly interaction. Garage becomes open office The second step was to renovate external wall. For the first floor, we opened big window as possible to bring sunlight and landscape into office. Also, we built two walls at different levels at the end of yard and the yard was enclosed by this view. Well designed water flow was place between walls, shallow pool provide habitat for birds. Water, warm lighting and low walls create a peaceful picture at night. The reason we built two “L” shaped wall separately was because enclosed wall not allowed due to property regulations. But we still want to have a definition and a certain sense of closure. Owner convinced the property company as two “L” shaped walls (the tallest one is 1.3 meter) can work as security partition. The third step of our project was to removed garage walls at first floor to make office a transparent space. Old staircase beside elevator was removed as it took up much space. An eyecatching spiral stair at center connected basement to third floor. Three departments also were divided by spiral stair. We hope that the elements that each project presents are related to the space itself. The material we use is not only for visual looks, but also with functions. So our challenge is that how to present the unique genes of the garment company in the existing space. Or whether space design can be as characteristic as weaving clothes, but at the same time solving problems within the range of budget acceptance. After much discussion and modeling, we decided to use 7000-meter long elastic lines to weave the entire office ceiling. At the same time, air condition pipes and electric wire are closed over by lines. As the layout of the wire looks randomly, works on site are hard to control. We calculated the rule of layout on computer and tested method of woven line both at office and on site. The finished lines at both first floor and second floor look geometry. Different colors overlap and form new colors. Owner couple need a private space for their family so that they can play with kid, read and meet friends after work. In the beginning of the project, we went to the owner's house to investigate and found a lot of functions that could not be realized there. We hope to achive that functions on the third floor. We built a loft to make better use of space as the highiest point of sloping roof is 4.5 meter. We designed both stair and a slide for the loft so their flows moves in cirlce. The combination of stair and slide is the best idea to let kid enjoy the space. There must be enough space to meet our plan. We removed a column between balcony and indoor, then we installed two big silding doors sideway so the square balcony cut into half. The length of the diagonal line is the opening of the largest view of the landscape. Furthemore, the height of the 1.3-meter wall is lowered to 1 meter to ensure its high security while viewing the distant view. Kid can even ride bicycle at this large free space. View from loft to balcony The ceiling structure is complicated so we build white painting suspended ceiling to cover up complicated lines and structure. Loft provide kid a place to play. We also opened skylight-window above loft to import airflow and light. The loft is the best place for owner to relax and watch stars with child.

Chang'an Construction Office and Zhusheng Lecture Hall

After 20 years of vicissitudes, Zhusheng Lecture Hall and Chang’an Construction Office, which situates in quiet lanes at Taizhong Art Museum, starts its new operation mode after being designed and renovated last year. Over the past two decades, Zhusheng, a public lecture hall promoting urban environmental and humanistic thinking and a comprehensive research space for the design and development of real estate, has accumulated the beautiful memories of many architects. Faced with the common expectations of the majority of practitioners in the architecture industry, how to create an open building that emphasizes less on appearance but particularly stresses the connotations of life? How to convey the magnificent, graceful and refreshing features by demonstrating the delicate manual texture and expression through the layered spatial constitution? All these have become the main design subjects in this project. At the compound two-story open space that promotes architectural and humanistic educational lectures as well as architectural design and development, the first floor is the public study and garden facing the urban streets with the low-profiled design and expression, and the second floor is a space for discussion such as humanistic lectures and internal office space. Therefore, we have particularly built a converting ladder and two guiding and ceremonial corridors at the second floor and roughly divided the space into four functional sections. The reception hall and book-reading space are arranged at the first floor facing the east as the intermediate entrance space of the entire building, the back yard west of the first floor and beside a south facing sunshine courtyard are for small art salons in life. On the second floor, the humanistic lecture and workshop are placed at the balcony beside an interesting urban gap. The superficial style of design and the development of external form are completely suppressed in this project. Not only so, we deliberately pay much attention to the environmental behaviors and psychology in the space. Let work production and discussion innovation be carried out in a smooth sense of pleasure. Therefore, the unity of life and work seems so harmonious and natural. If the design really belongs to the category of humanities, then the design should return to the real life, focus on the unity of the opposite reality, and let it go back to the moment!

Brain Embassy

Brain Embassy offers spaces where you can work while on the move, rest by meditating or cycling. You are only restricted by your own imagination. A cooperation of Adgar Poland with mode:lina™ studio designers resulted in the Brain Embassy brand being spatially complemented by a motif of“synapses” running across the whole interior. There are over 100 billion neurons in a human brain. Thanks to them we think, act and discover. There are even more synapses, which pass information in our brain! Taking these facts and the visual identity system into consideration, mode:lina™ designers created a space completely in tune with the human mind. Visitors to Brain Embassy in Warsaw’s Mokotów are, from the very entrance, led right through the entire interior by three-dimensional elements, inspired by neurons and synapses. When co-working is not enough, it is worth taking yet another step forward. Not only share and discover, but also inspire one another. That is why Brain Embassy is more than just a workplace, it is also an environment where a well-knit community is formed. Brain Embassy has set a new trend with the aim of not only providing a beautiful and functional office, but most importantly of establishing an engaged community of people who work in it and co-create it. In the new location of Brain Embassy co-creating in Warsaw, everyone will fnd a space which will suit their company’s needs and match their character. You can work in a quiet library room, share ideas and inspirations in a large open-space zone flled with mind maps, or meet your client in an urban square full of trees. It all depends on how far your own imagination goes!

Made in Poland

The interiors of the Echo Investment office are underlined by the Polish pedigree of the company. The project also took care of the functional zoning of the space, divided into attractive places for work and meetings, rooms for confidential conversations as well as relaxation areas. The office on the 35th floor in the Q22 building, one of the tallest skyscrapers in Warsaw, offers an amazing view of the city skyline. It was a guideline for the orientation of key zones in the office space. In the interior design only projects from Polish designers, artists and producers were used. In addition to the classics of Polish 50's design, such as Roman Modzelewski's chair, there are contemporary designs such as Oskar Zięta, Tomek Rygalik and Piotr Kuchciński. The original climate of the interior is also influenced by elements characteristic for individual regions of Poland: chairs from the mountain lift in Szczyrk, beach baskets from Sopot, or the most popular Polish car - favorite of Tank Hanks - Fiat 126p. The project also used graphics related to investments made by Echo Investment.

U-Space The golden age of the contemporary wash ink-stone pool

CROX implants the idea of share working and living space into M floor of HAOSEN LIDU business building. The evolution of sharing economy has been brought in front of LinYi City. In typical mode, companies most likely rent a whole floor of an office building Which leads to an issue of people from different companies barely have any communication within work. How to effectively create an accessible resource platform that combines local culture and bring new energy to work? We see it as a key challenge. At the early stage, CROX went to the former residence of Xizhi Wang for seeking inspiration. We felt the collision of history and contemporary ,peace and prosperity. We proposed The golden age of the contemporary wash ink-stone pool as design concept. Using a natural gradient ink bleeding into the pool, we made an open layout and free space pattern. The space is interconnected and divided into several personalized room with different functions. Water is the main feature of this space.. And CROX applied this feature to the wall to make it smooth and continuous. The flowing wall becomes a better media works within between interior and exterior light. Light casts wonderful shadows over the whole wall and presents its various forms. As the time goes by, it seems to have the wandering spirit and let the young feel the real freedom. We use fine wood , pale wall and dark stone as materials to form a curvy shape. People can walk in the space freely or sit on the sofa for a while. Between the motion and silence, the space has its own rhythm and can switch functions according to the different periods. Unique sizes of conference areas also offer different scenarios of life. USPACE multi-function room is defined as a flexible and segmented space to meet the functions of different activities. Open space structure combines with share working vibe which can be utilized as party spot, held exhibition, hipster cafe and etc. It effectively connects different industry groups and build a diverse and cooperative platform. People can communicate and interact with each other and get inspirited from this process. This leads to a new office culture atmosphere, people come and go, exchange different ideas. This co-working space has also become a kind of communalism. USPACE is a new future, an enterprise organization and personnel assignment. All kinds of innovation in various fields will promote the redefinition of work on different dimensions.

The former office of 1305 STUDIO will be pulled down and we found this site near the Zhongshan Park in the Changning District of Shanghai. The site was marked as a garage in the original architectural drawing. We have decided to keep the furniture and materials that were used to decorate the former office when designing the new office. Therefore, there is not much invested in the new office. Most of the furniture and decorative materials are from the former office, which makes the new office much resembles like the former one. Same stuff, different space. Everything can be totally different. The north wall was self-enclosed before. We found out an abandoned bamboo forest outside the wall when exploring the surroundings. This place was full of garbage because it is a corner pocket in this area. A lot of wild cats showed up here frequently. We decided to pull down this wall, clear all the garbage and straighten up the bamboo forest, and finally create such a scene with better lighting in the office and a yard in the north. We cleared all the garbage and finally create such a scene. The bamboo forest and the office are in perfect harmony. The west yard was roofed by glass and became a part of indoor space. The first thing we did after renting this site was to remove the glass roof and make a pool, creating the open space and better indoor lighting. Bookshelves in the former office were moved here. The bookshelves in different shapes are of the same height and length, with the width being either 30 cm or 15 cm. The combination effect can be various. They can be placed anywhere in the space, which changes according to the different combination. Such bookshelves can be moved to the new space easily, with environmentally-protection and practical features. The glass showcase was also moved from the former office, which is the abandoned cutoff from a glass factory. We combine the wasted pieces together with a piece of hardware and make them recyclable. The showcase is easy to be taken apart and combined. Mud and wild plants in the yard are from the nearby construction site that was pulled down. The trees are picked up from the neighboring residential quarters when trees inside the quarters were pruned. With wasted plants, such a scene comes into being. The worms may accidentally carve out of beautiful patternson the trunks of trees after long carving. Likewise, one might see unexpected achievements as long as he or she keeps the perseverant mind. Inside every verdant bamboo we find the Dharmakaya. Among booming flowers live the highest wisdom. Wasted plants picked up by us create the scene in front of us for enjoying or taking pictures. There are more wide plants and wasted stones outside the wall neglected or even abandoned by people, just like this garage. It might still be a garage if we were not lucky enough to find it.

The Poetics of Slow Office Space

The politics of space, as advocatedtirelessly by Lefebvre, ismaterialized as ubiquitous nets of power relations, rending all the office spaces a colosseum of power. Every image of space emerges from the matrix of social activities and relations it contains, namely the interaction among people, objects and the space itself. The politics of space, as advocatedtirelessly by Lefebvre, is materialized as a ubiquitous net of power relations, rendering all kinds of spaces a colosseum of power. In this aspect, office spaces are especially prone to become ‘battlefields’ of power struggles, a character that, rather than enhancingworking experience and efficiency, often results in depressing places overloaded with tension and stress. Compared with ‘fast’office spaces, living spaces are much ‘slower’, characterized by the appeal to relaxation cozinessand privacy. Such topological distinction is what initiated our design. Why not ‘transplant’the elements of the ‘slower’ residence spaces to ‘faster’office spaces, and enliven the stiff and cold spatial relations of the later? On the basis of providing the essential office functions, our reconfiguration of spatial relation aims to createin office spaces the smoothness, tranquility and warm of houses. It requires us to break up and reassemble elements of two very different space categories and keep a compromising equilibrium between two very different design languages. Therefore itis also an innovative attempt to bring about new mode of spatial relationship. Embedded in a dense neighborhood of commercial buildings, this office, dotted with trees and bamboos, looks like an oasis in a desert. On the one hand, the ‘bamboo area’ on the side of the entrance, the cantilevered public rest area and the sofa, coffee table, bar and French windows, all of these give guests the feeling of being home; on the other hand, the independent office area on the ground floor is hidden behind the plants, which provides refreshing interior landscapes. The meeting room is in the innermost part, a place with a tint of a sweet home rather than a stressful and indifferent office. The combination of transparent glass panels and white wall not only enhances the illumination, but also creates various layers of space. The ‘bridge’ on the upper floor provides a focus of perspective, it alsoforms another ‘secret garden’ besides the bamboos on the ground floor. The upper floor is accessed through delicate, slim stairs, where anunique spatial dialogue of concrete, wood and metal. The playful combination of the bar and the stair is also symbolic of the combination of home and office. Our client hopes that the project can help improve cooperation and communication between colleagues. And the office will become a sweet home for all the team members. In the project, traditional offices spatial relations are broken up, reconfigured and reassembled, only to meet the new needs for new breeds of office spaces.

Online Republic

As a leading player in global car rental, motor home rental and cruise bookings, Online Republic is committed to providing a top notch “Holiday Service” to its clients. So as designers we wondered how could we provide that same message back to the business by means of the fitout at 12 Madden St in Auckland’s innovation precinct. We agreed that the concept or interior style needed to be one that consistently alluded to the joy we get from a good vacation. Their previous offices had a beautiful 1920’s old-world charm with deep mahogany and glass chandlers. It had a real identity. Whilst we knew we would retain its retro and eclectic feel, the new interior style needed to move forward a generation or two - to the Heyday of 1950s-60s commercial world travel, the Pan Am days when the world was being opened up for overseas adventure with people actually dressing up to take a flight. You see this reflected in the travel posters and art deco detailing in the lighting, curves and wall panelling. Stack strived tried to “de-corporatize” the fitout though our material choices and removing or replacing portions of the base build ceiling, without compromising the functionality of the existing building systems. The design is still a professional l and practical space with all the requirements of a modern office and the specific requirements of the client but it’s the relaxed and playful environment or “holiday vibe” that really helps define the Online Republic culture. Another aspect to our concept – came from Online Republics commitment of great service not only to clients but also its employees. The new space then would be one which provided the staff with their own ‘Hotel’ or ‘Resort like’ environment, one where they could live that culture for themselves. It’s a place where staff are encouraged to be involved and enjoy playing their part as both the host and the vacationer at once. We’ve achieved this through a hospitality industry feel, but also by the orientation of several counters including concierge, bar, café and printer. Choosing to walk up to and take a seat at the bar or walk around behind and host your colleagues lends to that idea of “helping others” before “helping yourself” and creates a great sense of ‘team’ at a social level. Feedback since Online Republic moved into their new space last September, has been incredibly positive and the staff feel very proud of their new work environment. Indeed Online Republic’s CMO Rob Cooke recently informed us of one incident where a couple of the night shift staff popped into work during the day, just to catch up and make coffee in the café. It truly is an awesome space where people love to work!

VINTED is the place where community and staff are connected by common ideas, work environment and friendly office spaces. The new office of 600 square meters which symbolically we call VINTED 4TH is situated in Žirmūnai district in the capital of Lithuania, Vilnius, on the fourth floor of the old administrative building. Entrance to the office is right from the elevator! Much wow! Our aim was to redesign existing old plan that could represent the company at its best – young, interesting and open minded. Color cuts in the plan shows difference in the taste of every person who works there or who uses its service. Not to enchant colorful environment too much, the main working area we left bright and calm, what counts as strong fundamental stone of the company. Every detail in new interior is little add-on to the idea, that everyone can find the right place in one office. Working areas have their own shapes of light above the tables to find the perfect working position. To erase the limit from work and rest we looked at some little details as hammocks and swings. Those small things helped to escape pressure, be more flexible with working and thinking. Since the office shares common ideas we left old doors from male and female WC but made them lead to the same space and it gave another addition of equality in the working environment. Every space in the office has something to tell and to show, every space has his own new born history in the path of the company. All the little things lead to one big and friendly office to work in and to create the best products and ideas for the clients of VINTED.

IND Architects Office

When working on the project of IND Architects office, we entrusted ourselves with the task to create a contemporary creative space with a minimum of distracting elements, so that designers and architects could focus on their projects as much as possible. The office has become a business card and a reflection of the studio which has implemented a number of projects over five years of its existence. The office has been arranged in ARTPLAY Design Center and has been decorated in the loft style. Designers have shown the benefits of a former industrial premise to their best advantage — they have kept the double-floor height area in some places, have deliberately left the concrete ceiling panels unpainted and have retained the original concrete structure - like timber shutter texture on the first floor and ceiling panels on the second floor. Exposed black-colored utilities accentuate the industrial past of the building and form a contrast to white walls of the office. The office has been divided into two zones — one is a volumetric double-floor height area for designers and another one is a cozy space on the second floor for architects. The walls of the latter one are used for attaching the pictures and drawings of studio’s current projects. In addition to two open space zones, a reception zone, a meeting room, and a coffee-point have been arranged on the first floor; an office, a leisure area, and an open meeting room for the staff may be found on the second floor. Two or three person meetings may also be held at a round table in the first-floor open space. Two separate wardrobes have been arranged for the staff and guests – one is at the entrance and another one is at the meeting room. Grey and white are basic interior colors. Bright yellow details – such as infographics, a creatively different full-wall unicorn in the first-floor open space, and small items, like flower cache-pots, desk folders, and décor details - stand out sharply against quiet shades. The infographics had been developed as a part of a new corporate style of IND Architects and was patterned by the studio’s architects. In the leisure area, the employees may catch a break in a work process and talk about their goings, interesting projects and news while playing darts or foosball or read an interesting book nestling themselves down on a convenient pouf.

HappyLand Sales Office was conceived by YuQiang & Partners Interior Design recently. based on the realm of contemporary essence, the architect attempted to create a ‘Dream Pavilion’ integrating the inside and outside of this sales office, while releasing the long-slept charming of this thousand-of-year historical downtown: Chang’an. “Though the existing things seem escaped in front of you, the missed ones become as vivid as life. Not only are people a sensory receiver, but also the re-born installation in the memory of sensation. Meanwhile, people are able to let segmented pieces in their heads reappear in a particular object, even a complex of feelings stimulation blends each other to develop a new scene. That’s the imaginary filed where architects stand in.” Luckily, architects seem like that they could understand ‘what is beauty’ much better, and are accomplished in transforming their ideas into reality in abstract thinking through a wide range of ‘mechanical motion’ in the head. HappyLand Sales Office is located in Chang’an Downtown and strews at random in high buildings nearby. Because of its intervention, this grew old town marches forward under its sparkling presence. Perforated silver aluminum panels, adhering to the façade, covers this square-like site and work as an effective medium to keep the air circulating while decreasing a part of noise outside. But concise Origami-shaped vertical skin increases the area of contacting air while making the gigantic dull ‘box’ dynamic instantly, as if rippling on the water and causing an ambience of co-existence between movement and still while contrasting with raucous street beside; the square placed in front of the building strengthen the atmosphere of dignity and grace, auxiliary to the sales office as a steady fortress to defend external invasion. The three-quarter height of the structure’s wall was replaced by the ultraviolet-proof glass to introduce the live street scene into the whole space without visual obstruction, space exists based on the architecture and nature accommodates the arch progressively. The spectacular collision between shadow, glass, wood, window gauze and the void space becomes a dream-like and contemporary programming language and raises it in the space, a kind of profound expression for the quality. The extreme tranquility of space and detailed concision of the architecture blends perfectly, in the term of configuration and structure, creating exquisite and illusion when building the unique ‘Dream Pavilion’. The single volume was divided into various functional sections through the simple and orderly arrangement. The barrier-free sight experience in all directions brings a balanced transition between inside and outside, apparently natural and harmonious. For the reason to partition distinct functional areas, the architect created several small-scale oak installations parallel to a pavilion and managed to utilize them in the planned layout. Indeed, it breaks a new ground of itself, and well-proportioned arrangement adds great vitality to the entire space. Circular artistic lighting is set at the bottom of each pavilion, light up the darkness inside. You will find yourself as if exposed at a serene night with a universe of stars, to capture those fascinating scenes of dreamland. Incorporating imported furniture and accessories, the space appears delicately unsophisticated and distinctive. The interior wall parallel to the glass wall has been applied the same Origami shape, coming up with an unaffected ambiance of co-existence. Other supplementary spaces hide behind the wall and are connected by a passageway. Anteroom, women/men’s room and rooms on the higher level are accessible through the passageway individually.

Droids On Roids

If you like GIPHY or use Electric Object app, you are availing of solutions which were developed under the watchful eye of a dynamic software house from Wrocław. Droids On Roids come into action when someone has a brilliant idea but does not have a means of developing it. This time though it was the team of programmers who needed a solutions provider! Task? New office! In a historic town house in the centre of Wrocław, mode:lina™ studio designers worked on an office space of over 650 square meters. Navigate your office like a home screen. Mobile applications developed for clients all across the world are Droids On Roids flagship product. Keeping in mind their development process, mode:lina™ designers decided to transfer the mobile sphere of programmers’ work onto the walls of their new office. The black stripe running across all spaces just below the ceiling is nothing else but a status bar, just like the one in majority of popular smartphones.

RD Construction

The concept of the office for the building contractor RD Construction is based on the following catchwords - City, Future, and Innovation. These underpin the company’s brand book and are pivotal for its activities. The catchwords were built into the office’s design in the following way: CITY-finishing materials which are usually used in facade decor perfectly fit in the office interior: metal panels, fiber-reinforced concrete, and glass allow visitors and company employees to feel like they are in the heart of a megacity inside the office. In addition, these materials eloquently showcase company’s operations-among other things, RD Construction has implemented quite a few large-scale urban projects. FUTURE-concise, uncluttered interior, sweeping lines and volumes, and vibrant color accents against an understated color scheme show that here the future is built quite consciously. A column with a media screen in the reception zone makes it possible to show company’s projects, including those planned in the future, to clients. The fact that one of the meeting rooms is located near the reception zone accentuates the image of a modern and fast-paced company too. The all-glass volume offers an all-round city view. The volume is separated from the reception zone by a glass wall of a deep turquoise color, which is an accent color in the company’s logo. INNOVATION-lamps with a hidden source of light, a polymer cast-in-place floor, smart glass for meeting rooms that changes its optical properties depending on the privacy requirements and becomesdimmer or fullytransparent, wireless connection between computer hardware and screens-all these technologies serving as a link between the future and the present, between something ground-breaking and already proven approaches, found their way into the design of the company’s office. Apart from conventional offices for the management team, meeting rooms and the open space, there are small meeting points in the office that can be used for recreation or short meetings with colleagues. There is also a meeting room in the VIP zone where more informal meetings with clients and company’s management team can be heldcushioned furniture, diffused lighting, a bar counter, a fireplace, and heavy curtains create a cozy atmosphere for sitting back and discussing business in an “open collar“ manner.

Sberbank Headquarters
