Kaye Residences is a 31-story residential tower in Seattle’s Belltown, comprising 324 apartments, hospitality-grade amenities, coworking space, and ground-floor retail. The project responds to Belltown’s juxtaposition of new high-rises and 1920s masonry buildings. Sharing a block with a three-story Tudor Revival residence and a single-story Georgian Revival structure, Kaye adopts a ‘tower-on-podium’ composition: a weighty masonry base engages the historic streetscape, while the tower becomes progressively lighter toward the skyline. The six-story podium is conceived as an extension of the street. At Fourth Avenue, a brick-and-cast-stone colonnade pushes the building threshold inward to create a pedestrian space, leading through a glass wall to the shared ‘great hall’.

Kaye Residences는 시애틀 벨타운에 들어선 31층 규모의 주거 타워로, 324가구의 아파트와 호텔급 어메니티, 코워킹 공간, 1층 상업 시설을 갖췄다. 프로젝트는 신축 고층 건물과 1920년대 석조 건축물이 공존하는 벨타운의 도시적 맥락에 대응한다. 3층 규모의 튜더 리바이벌 주택과 단층의 조지안 리바이벌 건물이 자리한 블록에 들어선 Kaye Residences는 ‘타워 온 포디움’ 구성을 취한다. 주변의 역사적 건축물과 호응하는 묵직한 석조 저층부(포디움) 위에 현대식 타워를 올렸으며, 6층 규모의 포디움은 거리의 연장선으로 계획됐다. 콜로네이드는 건물 외벽을 안쪽으로 들여 보행 공간을 만들고, 유리 벽 너머의 공용 홀인 ‘그레이트 홀’로 이어진다.

These elements diminish toward the upper floors, reinforcing the tower’s visual lightening. Interiors temper the structural rigor with stone, lime plaster, timber, rugs, and soft textiles. Residential spaces use muted neutrals and integrated furniture, while lighting and window treatments shape both the domestic atmosphere and the building’s nighttime presence.

상층부로 갈수록 이러한 요소의 돌출감과 밀도가 줄어들며 시각적으로 점차 가벼워지는 인상을 구현했다. 내부는 석재, 석회 미장재, 목재, 러그와 패브릭 등을 통해 외부의 건축적 구조감을 완화한다. 주거 공간은 절제된 뉴트럴 컬러와 빌트인 가구를 중심으로 구성하고, 조명과 창호 장식은 실내 분위기와 건물의 야간 외관을 함께 형성한다.
